Spawn Districts and Guidelines
Is this an SOA? An HOA in Minecraft what's next, taxes?
The area around spawn is the first place that players see when they join the server. It is important that this area looks nice and doesn't fall into complete chaos. It may be unpopular but the areas surrounding spawn are community areas and the purpose of these guidelines is to make sure that spawn and the surrounding areas continue to look appealing for years to come.
There are currently four different districts; Village, Farming, Castle and Megacity. The different districts and their current borders are visible in the image below. It is very likely that the borders will shift and new districts will be added over time. It is strongly recommended that you do not build directly on the border of one of the districts. The world is huge, there's plenty of space, please use the command '/rtp'.
Builds within the districts that are not conforming to the guidelines will be required to be moved or removed.

Each district around spawn will have it's own guidelines with some images to assist you.
Village District
The village district should follow a largely rustic theme. The structures are required to be at least moderately detailed. Builds should follow a block palette that includes but is not limited to Spruce Wood/Logs, Stone, Cobblestone, Andesite, Stone Bricks, Regular Bricks, Granite, White Wool, Bone, White Concrete, White Terracotta, Clear Glass and the occasional accent colour.
Buildings should mainly be small to medium sized, low rise structures. These buildings should be placed at a minimum of roughly 30 blocks from each other and ideally the entrances should not be placed directly at the edge of a pathway.
Lights, pathways and bridges should remain consistent with what already exists within the area.
Village District Style GuideFarming District
The farming district should mostly follow a similar build style to the village district with the following slight changes.
Buildings should be farming related buildings such as barns, windmills, farm houses, grain silos, greenhouses etc and they are required to be at least moderately detailed. These buildings need to be placed at a minimum of roughly 70 blocks from each other, with the occasional group of buildings forming a group of similar purpose structures. Crop fields, vineyards and animal paddocks should be filling the space between the buildings in the district.

Megacity District
The Megacity district is for skyscrapers. Your skyscrapers don't need to follow a style from any particular time period (real or from pop-culture), the important part is that they are skyscrapers (very tall) and match the level of detail that can be seen from the other builds in the district. I'd strongly recommend taking a look at variety of skyscrapers in real life and following a similar style. A good place to start is looking online at the different eras of skyscrapers and using the style you like most for your own build.
The roads, footpaths and plots (including their placement and layouts) are set. Currently there are two plot sizes. The smaller plots are 30 by 30 and any build within them should not exceed 150 blocks tall. The larger plots are 46 by 46 and any build within them should not exceed 200 blocks tall.
